GMP Baseline Report
A senior reviewer reads the GMP amendment, the schedule of values and the clarifications list, sets every line with its basis flag, and delivers the baseline report: basis of the GMP, allowance schedule, contingency structure, shared savings terms, notice regime, and a register of the soft lines ranked by exposure. Required once per project. Priced by GMP band.
Pre-GMP Review
Before you sign. A senior reviewer reads the proposed GMP against the drawings at their current completeness and returns the readiness score with a written basis for each sub score, the list of assumptions that should be priced, and the allowances that should carry a decision date.
Closeout Reconciliation
At completion. The buyout, allowance and contingency registers are reconciled against the contractor's final accounting, the shared savings pool is computed on the contract terms, and the owner receives a written reconciliation to sign off against.

What does the annual price include?
Twelve months on one invoice at the annual rate shown. The subscription still runs per active project and still ends at closeout, with the unused months credited to another project.
Is the baseline setup required?
Yes. The baseline is set by a senior reviewer from the executed GMP amendment. It is advisory work, priced separately, and it is what makes every downstream figure trustworthy.
Which plan for an owner's rep with five clients?
Portfolio, if the five projects run at once. Each project is its own subscription and its own ledger, owned by its owner. The portfolio view and the four project discount apply across them.
