The same six every month, in the same order. Each finding names the line that caused it and the amount attached to it, so it can be shown to the contractor rather than argued about.
How to send it
Email the continuation sheet to the form on this page. A spreadsheet, CSV or XLSX, rather than a PDF: the contractor always has the spreadsheet, because the PDF is printed from it. If you also have the schedule of values from the GMP amendment, send that too and we can check more. The continuation sheet on its own is enough to start.
Redact the names if you want to. We do not need to know who the contractor is, and the checks do not depend on it.
What comes back
A written answer within two working days. Every finding names the line, the amount and the reason. At the end, the figure your own record supports: completed and stored to date as the lines add up, less anything the schedule does not support, less retainage at the contract rate, less what has already been certified.
If nothing disagrees, we say so. That is a useful answer too, and it is the one we would rather send than invent a finding to justify the exercise.
What this is not
It is not a certificate for payment, it is not advice on your contract, and it is not a substitute for the cost consultant, owner's representative or counsel you already use. I hold no professional credentials in the United States. What I produce is arithmetic from the documents, and every judgment stays with you.
What happens to your file
It is read by us and by nobody else. It is never sent to an external AI service for reading, scoring or summarizing, which is a written commitment in our terms of service rather than a line on a marketing page. We delete it once we have answered, unless you ask us to keep it.
Why we offer this
Because it is the fastest honest way for both sides to find out whether this is worth anything to you. We would rather spend two hours on your real file than thirty minutes showing you a demonstration project. If it finds something, you will want to know. If it finds nothing, you have learned that your process is sound and it cost you one email.
I do this myself and each of these is real work, so I take a limited number each week. If I am full I will say so and give you a date rather than leave you waiting.
