An owner has one project and fifteen people who need to read it: the owner, the lender, counsel, the owner's representative, the board. Charging by the seat would work against the point of the tool, so every project carries unlimited users. The subscription runs while the project is active and ends at closeout.

Start with a free 14-day trial on your own project. You create the account yourself, no card is asked for, and you put a real GMP into it. When the trial ends the project stays readable and every report still opens.

If you would rather not do the setup yourself, the pilot does it for you. Ninety days on one real project, with the baseline built and frozen from your documents. It is an option, not the way in.

If you continue, we credit the pilot against your first six months. Anything still unused after that stays as credit and comes off later invoices. We apply it on the invoice, so it reaches you as a reduction from us rather than as a balance to watch inside the program.

Why paid, and why ninety days? Because the setup is real work and the value of this product appears on the second payment application, not on the first afternoon. Ninety days covers a baseline, two monthly cycles and one full report, which is long enough to see whether it finds anything. There is no obligation at the end of it, and if you want to look around first, the trial costs nothing.

Running more than one project? The second and every further project running at the same time is twenty five percent less. Each project stays its own ledger, owned by its owner, and an owner's representative can hold several without any of them seeing the others.

What does not change with the price.

Unlimited users.

Owner, lender, investor, counsel, owner's representative, board. Access is a grant scoped to a project and a role, and it can be withdrawn at any time.

No minimum term.

Stop it yourself, whenever you like, and it takes effect at the end of the month you have already been invoiced for. You are testing an unfamiliar supplier on a live project, and you should not be locked into that decision.

Paused between phases costs nothing.

A project that goes quiet can be paused. The record stays readable, every report still opens, the export still works. Only writing stops.

Full export at any time.

Every table, every ledger, the audit trail, as structured data. The record belongs to the owner, not to us, and that has to be true on the day you leave as well.

Nothing is deleted when you stop.

The account keeps reading afterwards, with no time limit, so that you can take a copy whenever you get to it.

Your documents stay here.

Nothing you upload is ever sent to an external AI service. That is written into the terms of service, not just stated on a page.

Before you ask about the price

Whether this fits at all.

The size of the contract is a rough guide. What actually decides it is how the job is procured and who keeps the books.

This fits when

The work is let under a guaranteed maximum price or a CM at risk contract. The contractor keeps the cost records. You receive a monthly summary written by the party being paid. You have no separate cost control team of your own, or one person who keeps it all in a spreadsheet.

This does not fit when

The contract is lump sum with no schedule of values, no contingency structure and no shared savings clause. There is nothing to hold a second record against, and this product would be an expensive way to store a number you already know.

Under about $5 million? The setup costs more than the exposure it protects at that size. The free calculators run the same projection functions on figures you type in, and the articles explain how to keep the ledger by hand. That is a better answer, and it costs nothing.

Why per project and not per user?

There is a free trial. So what is the pilot for?

The 14-day trial runs on your own project, created by you, with no card asked for. It is the whole product, and most people should start there.

The pilot is for the setup. We read your GMP amendment and your schedule of values, set every line, configure the contract terms and freeze version 1 of the baseline, on your real contract. That is real work and it is the part the trial leaves to you. Ninety days, $6,500, credited against your first six months if you continue. Anything still unused stays as credit against later invoices. It comes off what you owe; it is not money returned, and we apply it on the invoice rather than as a balance inside the program.

Who does the setup, and is it advice?

We build it. We read your GMP amendment and your schedule of values, set every line, configure the contract terms and freeze the baseline with you. That is implementation of a system, not a professional opinion on your contract. Every judgment stays with you and with your advisers: the product classifies, records, calculates and flags, and it never tells you what to do.

What happens if the project stops for a while?

Pause it. The charge stops, the record stays readable, every report still opens and the export still works. Only writing is switched off. Restart when the job restarts.

I am an owner's representative with several clients. How does that work?

Each project is its own ledger, owned by its owner, and none of them can see the others. You hold access to all of them. The second and every further project running at the same time is twenty five percent less.

The pilot is $6,500 and six months of Project is $5,700. What happens to the difference?

We hold it as credit for you. The pilot comes off your invoices until it is used up, so on the Project tier the last $800 comes off the seventh month and beyond. It is credit against what you owe, not money returned to your bank, and we apply it on the invoice rather than as a balance inside the program. On the Program tier the pilot is smaller than six months of fees, so there is nothing left over.

What if I stop?

Stop it yourself from the Billing screen inside your account, where the button says Stop this project, and there is no minimum term. It takes effect at the end of the month you have already been invoiced for, and until that date nothing changes. Nothing is deleted, and the account keeps reading afterwards so that you can export everything at your own pace.
